PMAT is a fully integrated investment, development, leasing, and asset management platform that has now transacted on approximately 14,000,000 square feet of primarily grocery, off price, discount, and fitness anchored Suburban Open-Air Retail (SOAR) shopping centers in seventeen states across the Southeast, Sunbelt, Carolinas, Midwest and Mid-Atlantic since inception in 2003 including a combined capital markets transactions of over $1,500,000,000 of acquisitions and dispositions.
The PMAT platform transacts on Suburban Open-Air Retail (SOAR) where there is an opportunity for hands-on ownership to create value. Our proven thesis is that macro market inefficiency creates micro market opportunity for nimble, private capital. With this perspective, we apply a targeted acquisition platform to purchase Suburban Open-Air Retail anchored primarily by strong grocery, off-price, discount, necessity and fitness tenants that are:

PMAT’s investment strategy is to acquire primarily value-add, anchored Suburban Open-Air Retail shopping centers and to create long-term value through redevelopment and re-tenanting. Our investments are in fundamentally strong locations, but the assets are underperforming their potential due to a myriad of reason such as deterioration of physical condition, disengaged current management and leasing, or insufficient capital structure. We unlock the value at these properties through focused management, creative leasing, renovations, construction of new space, and long-term tenant renewals.
PMAT’s traditional target markets include the Southeast, Sunbelt, Carolinas, and Midwest regions of the United States; although, select markets outside of such geography are considered if such opportunistic investments are driven by demand from our tenant relationships. We also avoid competition by focusing on secondary and overlooked markets as well as a middle market deal size which larger, institutional capital managers frequently neglect.
Our success hinges on our passionate team of creative problem solvers and our long-term strategic partnerships with best-in-class national specialists. Our “servant leaders” bring decades of experience to the PMAT Platform. Bob Whelan founded PMAT after serving as Chief Financial Officer of a NYSE-traded shopping center and multifamily REIT that was based in New Orleans. Kevin Kush, now President, joined PMAT in 2007 and has helped scale the business into its current platform since shortly after inception.
